FHA loans allow credit scores as low as 500. They are only available for your primary residence A 3.5% down payment is needed. You can purchase a 1-4 unit building or a condo or townhouse. FHA loans include a 1.75% up front fee and monthly mortgage insurance. FHA Loans can be assumed by others.
Conventional loans require a credit score of 620. They can be used to purchase primary residences, investment properties, or second/vacation homes. Minimum down payments are 3% to 5%. If you are putting down less than 20% there is low-cost mortgage insurance. Loans cannot be assumed by others.

HELOC's let you access the equity as you need it and the cash can be used for any purpose. Interest rates are typically higher than mortgages. HELOC's usually have adjustable rates, but fixed rate programs are available.
